What Makes Jupiter Properties Vulnerable

Moisture collects behind walls, beneath flooring, inside cabinetry, and around HVAC equipment long before anything shows on the surface. By the time staining or odor appears, the condition has usually been developing for a while.

A professional mold inspection determines whether unusual odors, visible discoloration, elevated humidity, or previous water damage requires further attention before you spend money on repairs that may not address the real problem.

This is an overdue thank you to, and recommendation of Bernhardt/Mark and Noeli. I cannot more highly recommend their sevices for mold/water damage remediation—extremely professional, thorough and effective. I had a tricky water damage and black mold issue. Mark and Noeli comprehensively assessed my condo and accurately diagnosed the problem area/root cause (more on this below)—and coordinated and oversaw a full remediation and restoration solution. And the firms that they bring into the fold were equally superb. For me, beyond testing and diagnosis, as I was remote at the time, they were effectively project managers for me. They made what could have been a terrible experience, to one that was simple and easy, if not positive; always going above and beyond. I also want to give a shout out to them for their and their contractor’s work for putting the customer (me) at the center of their efforts: my condo association was adamant that the root cause was not the roof and therefore my responsibility. Mark and Noeli and team literally scientifically showed the source and flow of water through the concrete (moisture testing), which convinced the association it was indeed a deferred roof maintenance issue and that they needed to fix the roof (and they did)—and I have had no moisture issue since. Again, highly professional, courteous (delightful) and responsive team for mold/water remediation needs. I cannot speak more highly of their work.

Mark and Noeli came into our home and made a thorough evaluation. They answered questions during the inspection and were pleasant and professional. The report and testing results were reported back in less than 48 hours and they answered further questions immediately. Very happy we called Bernhardt Mold Inspection, Remediation and Restoration, Inc.

Bernhardt Restoration is @ the top of my list of contractors who I have worked with. When I found water damage in my house, they responded quickly. Very professionally, they explained the work that needed to be done & how much it would cost. They have new equipment to deal with the damage. They use current technology to monitor mold remediation. Since I am out of state, Noeli kept me informed of the progress being made with texts & photos. Mark took extra steps to relocate the water heater & dryer vent, treating my home ” like it was his own”. They recommended quality contractors to hire for the remolding. If you are looking for quality workmanship done in a timely manner, I highly recommend Bernhardt Restoration.

Frequently Asked Questions

Find answers to common questions about our services, process, and certifications so you know exactly what to expect when working with us.
What is included in a mold inspection?

A property history review, visual assessment, moisture readings, thermal imaging, evaluation of vulnerable building areas, sampling when appropriate, photographs, media-supported findings, and a written report.

Do you perform mold remediation?

No. Bernhardt Restoration does not perform physical mold removal on properties we assess. Qualified third-party contractors handle remediation while we provide independent project oversight.

Can you help if I am out of state?

Yes. We regularly work with seasonal owners who are away from the property, providing photographs, video, contractor coordination, progress updates, and verification of completed work.

Is mold testing always necessary?

No. Visible conditions, moisture readings, property history, and the purpose of the inspection determine whether sampling will provide useful information.

What is mold spore testing?

Collecting air samples to evaluate airborne mold particles. Samples are analyzed by an independent laboratory and reviewed alongside the inspection findings.

Can you find mold behind walls?

No method identifies every concealed condition without opening materials. But moisture meters, thermal imaging, boroscopes, odor patterns, and building-science analysis identify the areas that need closer evaluation.

How long does a mold inspection take?

It depends on the property’s size, accessibility, history, and areas of concern. Larger properties, multiple HVAC systems, and extensive water damage require additional time.

How quickly will I get results?

Laboratory results for Florida projects are typically available within 24 to 48 hours of the inspection, though timing can vary by lab and sample type.

Should I schedule an inspection after a water leak?

Yes, especially when materials stayed wet, the leak was concealed, or the drying process was not documented.

Should I have a mold inspection before buying a Jupiter home?

Yes. This is particularly valuable for properties with musty odors, previous leaks, elevated humidity, staining, recent renovations, or extended vacancy, and given how many Jupiter homes are seasonally occupied, vacancy history is worth asking about specifically. The monetary efforts associated with correcting unforeseen issues when purchasing a home can be costly to the new buyer.

Can you inspect seasonal or vacant properties?

Yes. Closed-up homes are vulnerable to unnoticed HVAC failures, humidity changes, plumbing issues, roof leaks, and condensation, problems often discovered only when owners return for the season.

Do you provide post-remediation verification?

Yes. This may include visual review, moisture evaluation, documentation review, and testing where appropriate, to evaluate whether the established scope was completed.
