What Makes North Palm Beach Properties Vulnerable
North Palm Beach has one of the oldest housing stocks in the northern county, and that history shapes the moisture problems we find.
The village was built out largely in the late 1950s and 60s, and much of the original single-story concrete block housing around the Village Country Club and the Lakeside Drive area is still standing. Slab-on-grade construction with no crawl space means moisture migrates upward through the slab into flooring and baseboards, and terrazzo or tile can conceal it for years. Many of these homes have also been renovated repeatedly, with plumbing repaired rather than replaced and additions built onto the original footprint; every junction between old and new construction is a place water can enter.
Waterfront properties along the Intracoastal, the Earman River, and the finger canals off Lake Worth deal with salt air, wind-driven rain, and constant exterior humidity. Building envelopes take more abuse here, and window and door seals that fail gradually let water in without any single event to trace back to.
Older condominium buildings add shared-system complications. When moisture originates in a neighboring unit, a common roof, or a building riser, identifying the source determines both the repair and who is responsible for paying for it, which matters as much as the remediation itself.
Seasonal ownership is a factor throughout the village. Homes closed from May through October sit through peak humidity and hurricane season with the air conditioning set high or off entirely, and an HVAC failure or roof intrusion in June often is not discovered until the owner returns in the fall.

Mold and Air Quality Testing
Air or surface samples are collected when testing will provide useful information. Sampling locations are chosen based on property conditions and the purpose of the inspection, not to increase the number of tests.
Testing helps identify contamination levels, which are needed to support the best forward actions from the findings of the review.
Samples go to an independent laboratory, and results are most useful when interpreted alongside moisture readings, property history, and visual observations. Findings and Written Report
You receive clear documentation of observed conditions, moisture readings, testing results, photographs, and recommended next steps, plus a conversation about what the findings mean and which concerns should be addressed first. The report also serves as documentation for real estate transactions, contractors, property managers, and insurance professionals.
When to Schedule a Mold Inspection
A mold issue does not always begin with visible growth. Often the earliest signs are a change in odor, recurring humidity, staining, or materials that stay damp longer than they should.
Consider scheduling an inspection when:

- A roof, plumbing fixture, appliance, or air-conditioning system has leaked
