What Makes Palm Beach Gardens Properties Vulnerable
Palm Beach Gardens is largely a planned community, and its housing stock creates a distinct moisture profile.
The established golf communities, PGA National, BallenIsles, Frenchman’s Creek, Eastpointe, Steeplechase, are now 25 to 40 years old. That puts them squarely in the window where barrel tile roof underlayment reaches the end of its service life. The tile still looks intact from the driveway while the membrane beneath it has failed, and water enters slowly enough that the first evidence is often a stain on a second-floor ceiling months later.
Attic-mounted air handlers are common throughout these neighborhoods and are a frequent source of concealed moisture. Newer construction in Alton and Avenir carries the opposite problem. Tightly sealed building envelopes hold moisture that older, leakier homes would have shed, and homes occupied shortly after completion can retain construction moisture in slabs and framing.

A significant share of homes sit closed from May through October, through peak humidity and hurricane season, with the air conditioning set high or off entirely. An HVAC failure or roof intrusion in June may not be discovered until the owner returns in November.
Townhomes and villas in the gated communities add one more layer: when moisture originates in a shared wall, common roof, or neighboring unit, identifying the source determines whether the association or the owner is responsible for the repair.

Samples go to an independent laboratory, and results are reviewed alongside the physical inspection and moisture findings rather than interpreted on their own. Findings and Written Report
You receive clear documentation of observed conditions, moisture readings, photographs, laboratory results when applicable, and reasonable next steps.
