How Our Mold Testing Process Works
Initial Consultation
Before any sampling happens, we talk through what prompted the concern: an odor, a past leak, a real estate transaction, or a routine check on a seasonal property. This determines how many samples are needed and where to take them, so you don’t pay for testing that will not add useful information.
On-Site Sampling
We collect air, surface, or HVAC samples depending on the property and the reason for testing. Sampling follows standard protocols, including at least one outdoor baseline sample, so lab results can be accurately compared against normal ambient conditions rather than evaluated in isolation.
Independent Laboratory Analysis
We send every sample to an accredited third-party laboratory with a documented chain of custody. Bernhardt Restoration has no financial stake in the lab or in any remediation outcome, so the results you receive are not shaped by an incentive to find a problem.
Results and Written Report
We review lab results alongside the conditions observed on-site and deliver a written report you can understand, including spore types, concentration levels, comparison to baseline, and what the numbers mean for your next step. We walk through the findings with you directly rather than leaving you to interpret a lab printout on your own.
Bernhardt Restoration’s mold testing includes:
- Air sampling to measure airborne spore concentration and species
- Surface and tape-lift sampling on suspected growth
- Baseline outdoor samples for accurate comparison
- HVAC system sampling when air handling is a suspected contributor
- Chain-of-custody handling to an independent, accredited laboratory
- Clear, plain-language interpretation of lab results
- Written recommendations based on what the data actually shows
You do not pay for a larger remediation scope than the evidence supports. Our job is to test accurately and report honestly.

Why Guessing About Mold Is a Costly Mistake
Visible growth is only part of the picture. Airborne spores, hidden colonization inside walls, and contamination in HVAC systems often go undetected without proper sampling. Relying on a visual check alone means treating a symptom while the actual source, and the actual risk, stays unconfirmed.
Certified mold testing removes the guesswork. It tells you what species are present, how elevated the levels are compared to outdoor baseline conditions, and whether remediation is actually warranted, or whether what you are seeing is a surface issue that does not require a full-scale response.
